VBFCx provided commissioning services for this 160,000 square foot four-story commercial office building. The project also included an underground parking structure including three total levels, with two levels subterranean totaling about 300,000 gross square feet. Mechanical and electrical systems connect to the main electrical and mechanical rooms in Phase 1 for primary systems. In addition to the new office space to be provided in Phase 2, the Project includes modifications to a large warming kitchen/café in the new building and potentially an expansion of the Wellness Area/Locker Rooms and it will require minor modifications to Phase 1 at the building interface.

VBFCx scope was to ensure that the building’s equipment and systems are complete, fully functional, and perform in accordance with the contract documents and design intent. To achieve this goal, the VBFCx team established and documented the Owner’s criteria for system function, performance, and maintainability. VBFCx also developed, documented, implemented, and managed the Owner’s Project Requirements (OPR), and Basis of Design (BOD), and commissioning specifications, and performed the necessary drawing phase reviews.

During construction, the VBFCx Team coordinated the execution of the design phase commissioning documents, including observing and documenting the performance of all equipment and systems to ensure that they were functioning in accordance with the contract documents and the design intent. This included installation and start-up of equipment and systems through the acceptance phase.
